The Residential Tenancies Act states that at the start of the tenancy, the lessor must ensure that the premises, including furniture, fittings and appliances unless excluded from the tenancy agreement, are fit for habitation; reasonably clean; and in a reasonable state of repair; and reasonably secure. We suggest a full clean, steam clean of carpets, and a tidy of the garden.

Checking on any appliance niggles or repairs to doors, locks windows etc is advisable.
