Should a tenant vacate the property prior to the end of the fixed term agreement then compensation may be payable to the owner as directed in the Residential Tenancies Act 1997. If the correct notice is given during a periodic term then the tenancy ends on the date as set out in the notice. In the final weeks of the tenancy, access must be given to re-lease the property. On the last day of the lease, a final inspection is conducted to ensure the property is being left in the correct condition and ready for new tenants.
