DO I NEED A PROPERTY MANAGER?

A tenancy can be managed yourself of course but it’s our experience that counts when the you-know-what hits the fan. We have services for both self managing investors and done for you options here

HOW DO I CHOOSE A PROPERTY MANAGER?

WHAT FEES DO PROPERTY MANAGERS CHARGE?

Unless they have a non- traditional fee structure like we do, generally you are charged a fixed percentage of the weekly rent plus GST and additional sundry fees. 

IS IT EASY TO SWAP PROPERTY MANAGERS?

Do I need lessors insurance?

In one form or the other, it’s a good idea. Either through a professional insurance company or by self insuring.

can i say no to pets?

With recent changes to ACT legislation, the answer will be no unless you have prior approval from ACAT.

WHAT IS THE BOND FOR?

The bond is like a security deposit at a hotel. It is there for the duration of the tenancy and when the property is returned to the owner in a satisfactory condition, the bond is released to the tenant.

how many properties does a property manager manage?

In a traditional agency a single property manager can mange anywhere up to 200 properties., a boutique agency up to 120. While these agencies may charge a little more for their property management services, landlords find this extra expense translates to a trouble free investment that often produces a higher return as their property manager has the time and space to focus on proactive rather than reactive solutions. 

how do you make sure we are getting good tenants?

We start by hosting private viewings with tenants rather than a 15 minute open home for the general public. This allows us to spend time talking to tenants and not having to rely solely on reference checks and written applications. You can read more about our services here

I have heard that legislation is changing and not for the better?

Amendments to the Residential Tenancies Act are to implemented in Nov 2019. These changes adjusts the renting landscape quite a lot however most of the changes are simply bringing Canberra into line with industry benchmarks across Australia. 

CAN I CHARGE TENANTS FOR WATER?

In separately metered properties the tenant can be invoiced for water usage charges.
